RECOMMENDATION
Staff requests that the City Council:
1) Adopt a Resolution No. 8277 approving the Public Improvement Agreement for public improvements along Rialto Avenue and Lilac Avenue to facilitate the redevelopment of approximately 13.83 net acres of land with a 299,730 square-foot industrial warehouse building; and
2) Delegate authority to the City Manager or their designee to execute all related documents.
BACKGROUND
On July 26, 2023, the City of Rialto Planning Commission adopted a resolution approving Precise Plan of Design No. 2022-0001, allowing the redevelopment of an industrial site comprised of 13.83 acres of land Assessor's Parcel Number 0130-191-09 with a 299,730 square foot industrial warehouse building, subject to the findings and conditions therein. The development is located at the Northeast Corner of Rialto Avenue and Lilac Avenue. A copy of the Planning Commission staff report is included as Attachment 1.
ANALYSIS/DISCUSSION
AIREF Rialto Commerce Center II LP (the "Developer") requests that the City Council approve the Public Improvement Agreement (PIA) for the construction of certain public improvements along Rialto Avenue and Lilac Avenue as required by the conditions of approval.
