RECOMMENDATION
Staff requests that the City Council:
1) Adopt a resolution approving the Public Improvement Agreement (PIA) for Precise Plan of Design 2022-0083; and
2) Authorize the City Manager or their designee to execute all related documents.
BACKGROUND
On December 6, 2023, the City of Rialto Planning Commission approved Precise Plan of Design No. 2022-0083, allowing the establishment of a 117,621 square foot climate-controlled indoor self-storage facility located along Eucalyptus Avenue, approximately 284 feet south of Foothill Boulevard, within the commercial-mixed use (C-MU) zone of the Foothill Boulevard Specific Plan. A copy of the Planning Commission staff report is included as Attachment 1.
ANALYSIS/DISCUSSION
330 North Eucalyptus, LLC (the "Developer") requests that the City Council approve the PIA for the construction of certain public improvements along Eucalyptus Avenue as required by the conditions of approval. The public improvements consist of, but are not limited to, the following: asphalt base, asphalt concrete, 2" grind and overlay, curb & gutter, sidewalk, two commercial driveway approaches, sewer improvements, and signing & striping.
The Developer has submitted an executed PIA and security to guarantee the completion of the public improvements. A copy of the PIA is included as Attachment 2. A copy of the Disclosure Statement is included as Attachment 3.
ENVIRONMENTAL IMPACT
