A copy of the Planning Commission staff report is included as Attachment 1. TPM No. 20673 shows the subdivision of one (1) parcel of land (APN 0127-182-06) located at 1479 North Alice Avenue into three (3) parcels. The proposed parcels are in the Family Residential (R-1B) zone. The project site contains 1.15 acres of land.

A copy of Parcel Map 20673 is included as Attachment 2. The surrounding public streets are complete with minor improvements that are required of this subdivision.
