DISCUSSION:

ASG Development proposes to develop a 311,315 square foot industrial warehouse building on approximately 15.9 acres of land (APN’s: 1133-101-04, 1133-221-02, 1133-221-06 & 1133-221-07) located on the west side of Maple Avenue approximately 660 feet north of Casmalia Street.  The project site is located within one (1) of the unincorporated “North Islands” currently under the jurisdiction of the County of San Bernardino and is also within the City’s Spere of Influence. The project was previously presented to the EDC Committee on July 24, 2024. Shortly after the meeting, EDC requested the City staff to write a letter in opposition of the project which was signed and sent to the County.

 

On February 21, 2025, staff received a letter from the County of San Bernardino, notifying the City an application was filed (Proj.-2023-00162) with the County Planning Department and requested comments from the City by March 7, 2025. A location map is included as Attachment No. 1.

 

Features of the proposed development include:

                     311,315 square foot industrial warehouse building

                     42 dock doors

                     188 parking spaces

 

The applicant is currently processing a development application with the County of San Bernardino Land Use Services Department for the proposed industrial warehouse building.  City Staff will continue to monitor the progress of the application and coordinate with County Staff when necessary. 

 

For reference, on June 11, 2019, the City Council voted 5-0 to deny a similar industrial warehouse building on the site.  At the time, the project in the City included a General Plan Amendment and a Specific Plan Amendment to “pre-zone” the site to an industrial designation in advance of the City pursuing annexation of the “North Islands”.

 

RECOMMENDATION:

Staff recommends that the EDC discuss and provide any comments.
