LOCATION:

 

The project site consists of one (1) parcel of land (APN: 0251-091-22) located at 585 West Valley Boulevard within Industrial Park (I-P) zone of the Gateway Specific Plan (Refer to the attached Location Map (Exhibit A)).

 

BACKGROUND:

 

On March 6th, 2024, the Planning Commission continued the public hearing for Conditional Development Permit No. 2022-0003 and Precise Plan of Design No. 2022-003 to April 3, 2024, at the applicant’s request.  On March 19, 2024, staff met with representatives of Enterprise to further discuss the draft conditions of approval for the project.  At the end of the meeting, the applicant stated they would provide staff with an email requesting which conditions they would like to be considered to be modified. City staff received an email on March 26th, 2024, but has not had time to review and respond to the applicant on requested modifications to conditions. On March 28, 2024, staff spoke to the applicant who requested a continuance until the May 1st Planning Commission meeting to allow additional time to consider the draft conditions of approval for the project.

 

RECOMMENDATION:

 

The Planning Division recommends that the Planning Commission continue the public hearing for Conditional Development Permit No. 2022-0003 and Precise Plan of Design No. 2022-0003 open to May 1st, 2024.
