Title

LOCATION:

The project site consists of one (1) parcel of land (APN: 0264-213-18) located on the north side of Baseline Road approximately 350 feet east of Fitzgerald Avenue (Refer to the attached Location Map (Exhibit A)).

 

DISCUSSION:

Tentative Parcel Map No. 2020-0001, Conditional Development Permit No. 2020-0002, Precise Plan of Design No. 2020-0003, and Environmental Assessment Review No. 2020-0003 shall hereinafter be referred to as “Project” or “project”.

 

Planning Commission Action

On April 26, 2023, the Planning Commission opened the public hearing and discussed the project during a regularly scheduled public meeting. After further discussion, the Commission closed the public hearing and voted 4-0 (1 absence & 2 vacancies) to adopt a Resolutions recommending that the City Council approve the project.  Copies of the Planning Commission Resolutions are attached as Exhibit B.

 

City Council Previous Setting of Public Hearing

On May 9, 2023, the City Council Set a Public Hearing of June 13, 2023 for the Project.  However, the applicant requests that the City Council postpone the Public Hearing to allow additional time to finalize a few project related documents.  Another request to Set the Public Hearing will be presented to the City Council once the applicant is ready to proceed with the project.

 

ENVIRONMENTAL IMPACT:

An Environmental Impact Report (Environmental Assessment Review No. 2020-0003) has been prepared for consideration in conjunction with the project.

 

LEGAL REVIEW:

The City Attorney has reviewed and approved the staff report.

 

RECOMMENDATION:

Staff recommends that the City Council postpone the Public Hearing scheduled for June 13, 2023 and direct staff to schedule another Request to Set the Public Hearing at a future meeting once the applicant is ready to proceed with the Project.
