Request City Council to: (1) Adopt Resolution No. 8488 Approving Parcel Map 20919 for the Subdivision of One Parcel of Land Located at 1471 South Riverside Avenue within the Retail Commercial (R-C) Zone of the Gateway Specific Plan into Two New Parcels of Land - Parcel 1 (2.65 Acres) and Parcel 2 (1.29 Acres); and (2) Authorize the City Manager or Their Designee to Execute all Related Documents.

RECOMMENDATION
Staff recommends that City Council:
1) Adopt a resolution approving Parcel Map 20919 for the subdivision of one parcel of land located at 1471 South Riverside Avenue within the Retail Commercial (R-C) zone of the Gateway Specific Plan into two new parcels of land, Parcel 1 (2.65 acres) and Parcel 2 (1.29 acres); and
2) Authorize the City Manager or their designee to execute all related documents.
BACKGROUND
On March 19, 2025, the City of Rialto Planning Commission conditionally approved Tentative Parcel Map (TPM) No. 2024-0005, which has been assigned TPM No. 20919 by the San Bernardino County Recorder's Office. A copy of the Planning Commission staff report is included as Attachment 1. TPM No. 20919 shows the subdivision of one parcel of land located at 1471 South Riverside Avenue within the Retail Commercial (R-C) zone of the Gateway Specific Plan into two new parcels of land, Parcel 1 (2.65 acres) and Parcel 2 (1.29 acres).
ANALYSIS/DISCUSSION
Rialto Investments, LLC (the "Subdivider") requests that the City Council approve Parcel Map 20919 to subdivide one parcel of land (APNs: 0132-102-15) located at 1471 South Riverside Avenue within the Retail Commercial (R-C) zone of the Gateway Specific Plan into two new parcels of land, Parcel 1 (2.65 acres) and Parcel 2 (1.29 acres).
