Carson Companies - Pepper 210 Commerce Center (Update Discussion)

DISCUSSION:
Per the request from the EDC on January 30, 2025, Carson Companies will provide an update on the status of the proposed Pepper 210 Commerce Center project. The updated project consists of approximately 1,865,000 square feet of developable industrial uses on 101.49 acres of land located on the north side of Highland Avenue between River Ranch Parkway and Pepper Avenue within the jurisdiction of the County of San Bernardino.
The County of San Bernardino recently circulated a Draft Specific Plan for the Pepper 210 Commerce Center project. The Draft Specific Plan is included as Attachment No. 1. A Draft Environmental Impact is currently being prepared for the project and will be circulated to the City of Rialto for review and comment prior to an action by the County on the project.
RECOMMENDATION:
Staff recommends that the EDC provide any comments to the applicant and staff.
