Request City Council to: (1) Adopt Resolution No. 8394 Approving Tract Map 20685 for the Subdivision of One Parcel of Land Located Approximately 620 Feet South of Merrill Avenue at the end of Althea Avenue within the Single Family Residential (R-1C) Zone into 20 Single-Family Lots; and (2) Authorize the City Manager or Their Designee to Execute all Related Documents.

RECOMMENDATION
Staff recommends that City Council:
1) Adopt a resolution approving Tract Map 20685 for the subdivision of one parcel of land located approximately 620 feet south of Merrill Avenue at the end of Althea Avenue within the Single Family Residential (R-1C) Zone into 20 single-family lots; and
2) Authorize the City Manager or their designee to execute all related documents.
BACKGROUND
On October 16, 2024, the City of Rialto Planning Commission conditionally approved Tentative Tract Map (TTM) No. 2023-0002, which had been assigned TTM No. 20685 by the San Bernardino County Recorder's Office. A copy of the Planning Commission staff report is included as Attachment 1. TTM No. 20685 shows the subdivision of approximately 2.6 acres of vacant land, Assessor's Parcel Number (APN) 0131-141-71, located approximately 620 feet south of Merrill Avenue at the end of Althea Avenue within the Single Family Residential (R-1C) Zone, into 20 single-family lots.
ANALYSIS/DISCUSSION
ADC Rialto BFR, LLC (the "Subdivider") requests that the City Council approve Tract Map 20685 to subdivide one (1) parcel of land (APN: 0131-141-71) located approximately 620 feet south of Merrill Avenue at the end of Althea Avenue within the Single Family Residential (R-1C) Zone into Twenty (20) Single-Family Lots.
